Pawleys Island prices rose while more of the country saw price cuts
Nationally, Realtor.com counted price cuts on 20.8% of listings in September, the highest share since October 2022. Pawleys Island moved the other direction. The Real Estate Data Aggregator counted a median sale price of $548,700 in ZIP 29585 for the three months ending July 31, 2026. That is up 4.1% from the same months in 2025. That gap matters if you are pricing a home here right now.
What the numbers say about ZIP 29585
The Real Estate Data Aggregator counted 188 homes sold in ZIP 29585 in the three months ending July 31, 2026. That is up 24.5% from a year before. Inventory fell 32.2% in the same period, to 213 homes for sale. Less supply and more sales tend to hold prices steady. They did here.
Sellers in ZIP 29585 averaged 97% of their asking price, per the Real Estate Data Aggregator. That held flat from a year before, even as Realtor.com reported mortgage rates climbing above 7% nationally for the first time since January 2025. Holding that ratio while rates rose is worth noting.
Speed picked up, too
The Real Estate Data Aggregator found that 30.2% of homes in ZIP 29585 went under contract within two weeks of listing. That is up 9.3 points from the same period in 2025. Nearly 1 in 3 homes moved that quickly. That is not the whole market, but it is a meaningful share.
How the broader Pawleys Island area compared
Not every ZIP code in this area followed the same path. The Real Estate Data Aggregator showed median prices down in several nearby codes for the same period. That is worth being clear about.
The Federal Housing Finance Agency reported U.S. house prices up 2.6% year over year through July 2026. ZIP 29585 outpaced that national figure by more than a point. The other ZIP codes in this area did not.
What this means for sellers and buyers
A rising median price is a steadier benchmark for pricing. It is not a reason to overreach. The Real Estate Data Aggregator shows 8% of homes in ZIP 29585 sold above list price. That means 92% did not. Buyers still have some room to negotiate in certain cases, but broad weakness in Pawleys Island values is not what the numbers show.
- Nationally, Realtor.com found price cuts at their highest share since October 2022. In ZIP 29585, the Real Estate Data Aggregator counted prices up 4.1%, supply down sharply, and homes selling faster than a year ago.
- The market here is not uniform, though.
- One street can read very differently from the ZIP code as a whole.
