This is the tighter side of the market. The Real Estate Data Aggregator counted 213 homes for sale, down 32.2% from the same period in 2025. Fewer choices, more competition.
The Real Estate Data Aggregator found that 30.2% of homes in ZIP 29585 went under contract within two weeks of listing. That is up 9.3 points from a year before. Nearly 1 in 3 homes moved that fast. For buyers, clean terms and a clear price matter more when supply is this lean.
The average sale price came in at 97% of list price, unchanged from a year before. Sellers in ZIP 29585 are holding their ground. Buyers are meeting them close to it.
Georgetown: ZIP 29440
ZIP 29440 covers Georgetown. The Real Estate Data Aggregator counted 99 homes sold for the three months ending July 31, 2026, down 13.9% from a year before. That is a real dip, and worth naming plainly.
Fewer homes sold, but the ones that did sold faster. Median days on market fell 16 days from a year before. And pending sales rose 26.1%, which points to activity building. The price, though, tells a more careful story. The average sale closed at 95.7% of list, down 0.7 points. Pricing precisely matters here.
New listings in ZIP 29440 rose 15.8% from a year before. The Real Estate Data Aggregator counted 117 new listings for the period. More supply and fewer sales is a combination that gives buyers a little more room.

What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in both ZIPs rose about 4%, ahead of that national figure. CNBC reported the average rate on a 30-year fixed mortgage reached 7.30% as of September 30, 2026. Realtor.com reported rates briefly touched 7.58% that same week. Those numbers are real, and buyers are feeling them.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That pattern has not fully shown up in ZIP 29585, where sale-to-list held steady. In ZIP 29440, the small dip in sale-to-list suggests some sellers are adjusting.
