Pawleys Island is moving faster, with prices still holding up
The one number that matters most here: median days on market in Pawleys Island fell to 51, according to the Real Estate Data Aggregator for the three months ending August 31, 2026. That is 58 days shorter than the same period a year before. Demand picked up, and prices did not have to give ground to get there.
More buyers showed up, and there were fewer homes to choose from. The Real Estate Data Aggregator counted 223 homes for sale in Pawleys Island during the period. That is down 31.6% from a year before. When supply falls that much and sales still rise 18.1%, prices tend to hold. Here, they did more than hold.
Prices rose while homes sat for less time
A 6.8% rise in median sale price alongside a 58-day drop in time on market is not a common combination. Usually faster sales come with some price softening. That did not happen here, at least not in the numbers the Real Estate Data Aggregator recorded for this period.
Murrells Inlet also moved faster than a year ago. The Real Estate Data Aggregator put median days on market there at 74, down 40 days from the same period in 2025. Sales rose 28%. The median sale price dipped 1.2%, to $399,000. A small price softening, but the volume tells a different story: buyers were active.
What the national backdrop looks like
Nationally, the picture is more mixed. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Redfin reported the weekly average hit 7.4% on October 8. Redfin also reported that the typical homebuyer's monthly payment reached $2,777, the highest on record except for the week before.
Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That is the national picture. Pawleys Island, in the same environment, posted a price gain.
For context on what luxury looks like elsewhere: Realtor.com put the luxury entry point in Denver at $1,247,824 as of February 2026. Denver luxury homes sat on the market a median of 64 days. Pawleys Island, at 51 days, was moving faster than that benchmark, even at a different price tier.
A few other details worth knowing
The Real Estate Data Aggregator counted 179 pending sales in Pawleys Island during the period, up 7.2% from a year before. That points to continued activity heading into the next period. New listings rose 9.5%, to 207. Buyers had a bit more to look at, and they still moved.
The sale-to-list ratio held at 97.2%, up 0.3 points. That means sellers were getting close to what they asked. About 7.4% of homes sold above list price, up 4 points from a year before. That is not a large share, but the direction matters.
One thing to keep in mind
These numbers cover all of ZIP code 29585. Pawleys Island includes the island itself, as well as Litchfield Beach, North Litchfield, and Litchfield by the Sea. Each has its own mix of homes and its own pace. A ZIP code median can look very different from what is happening on a specific street.
- Pawleys Island posted more sales, a higher median price, and fewer days on market, all in the same quarter that national price cuts hit a four-year high.
- The supply drop of 31.6% is the main reason.
- Fewer choices, more buyers, and prices that held their ground.
