DeBordieu contracts picked up even as prices eased slightly
The number that matters most right now: pending sales in DeBordieu rose 37.8%, according to the Real Estate Data Aggregator, in the three months ending August 31, 2026. Demand came back. But the median sale price eased at the same time. That combination tells you something useful: buyers are moving, and they still have a little room to negotiate.
Nationally, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. DeBordieu moved differently. The Real Estate Data Aggregator counted a median sale price of $351,615, down 2.9% from the same period a year before. Local and national can tell very different stories.
Homes are moving faster
The Real Estate Data Aggregator shows the median home in DeBordieu sat on the market 78 days. That is 22 days shorter than the same period in 2025. Homes are not flying off the market, but they are moving with more purpose than they were a year ago.
Buyers are negotiating, but not dramatically
The Real Estate Data Aggregator puts the average sale-to-list ratio at 95.7%. That slipped one point from a year ago. Most homes sold close to their asking price, just not quite as close. Only 6.3% of homes sold above list, down 9.5 points from last year. Bidding wars are not the story here.
More homes came to market, and inventory tightened anyway
New listings rose 14.1%, with 113 new listings in the period, per the Real Estate Data Aggregator. Yet the number of homes available for sale fell 3.6%, to 159. Supply edged down to 5.1 months, off 0.2 months from a year ago. More sellers listed, and more buyers absorbed them.
The wider picture: a harder national market
Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. DeBordieu's pending sales gain looks stronger against that backdrop.
The speed picture inside DeBordieu also has a nuance. The Real Estate Data Aggregator shows 18.6% of homes went under contract within two weeks of listing. That share fell 10.3 points from a year ago. Quick sales still happen, just less often than before.
